Estimated rate by credit score
Assumptions, sources and limitations
All rates and insurance amounts are planning estimates, not live quotes. The rate model uses an illustrative 6.50% benchmark with score, loan-to-value and term adjustments; actual pricing depends on lender, loan product, points, location and borrower profile. Conventional PMI is modeled from score and loan-to-value. FHA MIP is simplified using an estimated 1.75% upfront premium added to the loan and 0.55% annual premium; actual FHA premiums depend on loan amount, term and loan-to-value. This does not determine eligibility or FHA loan-limit compliance.
Property-tax state averages use owner-occupied 2024 effective rates published in the Tax Foundation’s 2026 report: Tax Foundation data. Home-insurance averages use Insurance.com’s 2026 $400,000 dwelling-coverage state estimates: Insurance.com methodology and rates. These statewide values are illustrative averages, not quotes or costs for a specific home or ZIP code. Insurance amounts use $400,000 dwelling coverage estimates and are scaled linearly to the entered home price. Data reviewed October 15, 2026. Premiums vary substantially by ZIP code, property condition, deductible, insurer and coverage. The payment estimate excludes utilities, maintenance and any costs not entered above. It is not a preapproval, loan offer or financial advice; confirm costs with licensed professionals.
