How much can I borrow?
Estimate a possible loan amount from your income, monthly debts, credit score, loan term and state. This is a planning estimate, not a lender approval.
Assumptions, sources and limitations
The estimate uses the lower of a 28% gross-income housing-cost guideline and a 36% total-debt guideline. Enter down payment as 3%–50%; home price is loan amount divided by (1 − down-payment fraction). Property tax and home insurance are estimated from home price; PMI is estimated from the loan amount only when LTV is above 80%. The maximum loan is solved with one closed-form factor. HOA/condo dues and other costs are not included. Rates use an illustrative 6.50% benchmark with score, LTV and term adjustments, not a live quote. This conventional-financing estimate does not determine loan eligibility or approval.
Property-tax state averages use owner-occupied 2024 effective rates published in the Tax Foundation’s 2026 report: Tax Foundation data. Home-insurance averages use Insurance.com’s 2026 $400,000 dwelling-coverage state estimates: Insurance.com methodology and rates. These source-based averages are illustrative statewide values, not verified costs for a particular home or ZIP code. Data reviewed October 15, 2026. Premiums vary by ZIP code, property, deductible, insurer and coverage. Estimated loan limits, closing costs, utilities and maintenance are not included. This is not a preapproval, loan offer or financial advice; confirm costs with licensed professionals.
